Five things that make the first reply more useful

  • The property address. It settles the permitting authority and usually the soil series in one line.
  • What the exterior wall is. Brick veneer, stone, stucco or siding. On brick, the code will not let a ledger hang on it, and that changes the design.
  • Whether there is a slab already. Covering an existing patio and pouring a new one are two different projects at two different prices.
  • Photographs. One of the wall, one of the patio, one looking out from the back door. More useful than measurements.
  • Whether you are in an association. The architectural committee runs on its own clock and does not overlap with the city.

What happens after I send the form?

We read it, and if the address tells us something important, such as the property sitting outside city limits where there is no building permit, or inside an association with an architectural committee, we mention that in the first reply.

Then we arrange a walkthrough. That visit is where a rough idea turns into a real scope, because the wall and the slab answer questions a form cannot.

Is the site visit free?

Yes, and there is no obligation attached. It is also where we tell you if the thing you are picturing does not suit your house, which is worth more than a polite estimate for a structure that should not be built that way.

What should I include in the message?

The property address is the single most useful thing, because it settles the jurisdiction and often the soil. After that: what your exterior wall is made of, whether there is a slab already and roughly what size you are picturing.

Photographs are more useful than dimensions. One of the wall where the cover would attach, and one of the existing patio, tell us most of what we need.

Do you give quotes by message?

We give ranges, not quotes, before a site visit. A range built from published bands is honest. A firm number for a house nobody has seen is a guess dressed as a price, and it changes.

How far out do you work?

Amarillo and 26 surrounding communities and neighbourhoods across the Panhandle, including Canyon, Borger, Pampa, Dumas, Hereford and the canyon communities south of the city. Distance mostly affects scheduling. Where it affects price we say so up front.
